Decide what goes. Agree what stays.
Sheeting removal and complete garage demolition are different jobs. Your quote should make the finish clear, from the roof down to the slab.
Asbestos walls
Discuss external wall sheets, internal linings and any identified non-friable asbestos around the garage. Share testing reports if available. Adjoining fences, neighbouring buildings and restricted side access matter when agreeing the removal scope and waste route.
Asbestos roof
Roof sheeting, ridge pieces and other identified materials should be discussed together. Height, condition and access affect the plan. Tell Jamie if walls or the frame are staying so the roof removal and any next roofing work can be coordinated.
Timber or steel frame
Choose between sheeting-only removal and taking out the structure as well. Frame demolition is an explicit scope item. Retaining it depends on the actual condition and stability; a retained frame is not a certification that it can support a replacement roof.
Concrete slab and footings
Tell Jamie if the slab stays or if concrete and footings need removal. Equipment access, reinforcement, buried services and nearby concrete affect the work. Slab retention does not establish suitability for a new garage; confirm that separately with your builder.

Actual AJ garage removal work.
This Mount Druitt garage appears in AJ's original project photos, before removal and after demolition with the concrete slab retained.
Before: the garage structure and sheeting still in place. After: the garage removed, with the slab left in place.
Asbestos first. Demolition planned.
An older garage may have asbestos-containing roof or wall sheets, but appearance and photos cannot confirm the material. Do not break sheets, climb onto the roof or disturb suspect material to prepare for a quote. Discuss appropriate assessment and any existing reports with Jamie.
AJ specialises in licensed non-friable asbestos removal. If friable material is identified, Jamie can refer you to an appropriately licensed specialist. Identified asbestos, retained structures, waste arrangements and independent clearance where required or requested should be considered before the next demolition stage.
Send safe ground-level photos, your suburb, approximate dimensions and existing reports. Explain what stays, what goes and your intended next use of the area.
2
Confirm the scope
Discuss asbestos removal, frame demolition, slab or footing removal and waste handling separately. Confirm relevant approval arrangements, services, access and any independent clearance requirements before work starts.
3
Agree the finish
Specify whether you want a retained slab or a cleared footprint. Tell your builder what is staying and confirm the requirements for any replacement structure before setting the removal sequence.
The Sydney asbestos removal cost guide explains asbestos-related pricing factors, not a fixed garage demolition package. Roof height, material condition, access, frame work and concrete removal can each change the quote. You can also view AJ's project archive.
Garage removal questions.
Can you remove the asbestos walls and roof together?
Discuss both in the same enquiry. AJ specialises in licensed non-friable asbestos removal and can quote the identified roof and wall sheeting as an agreed scope. Share any testing reports and explain whether the structure is staying or being demolished. Photos help with access and planning but cannot confirm whether a material contains asbestos.
Can the garage frame stay after the sheeting is removed?
Frame retention can be discussed before the work starts. AJ's original project photos show a garage with roof and wall sheeting removed and the frame still present. Whether a particular frame can remain depends on its condition, stability and your proposed next stage. Retaining a frame is not a structural certification or a promise that it is suitable for a new roof.
Can you demolish the frame as well?
Yes, include frame demolition when requesting your garage removal quote. Describe whether the frame is timber or steel, whether it connects to another building, and what surrounds it. Jamie confirms the demolition scope and sequence alongside identified asbestos removal. Services, access and any required approvals need to be discussed before work proceeds.
Can you remove the concrete slab and footings?
Slab and footing removal can be included in the scope discussed with Jamie. Tell us whether you want only the garage structure removed, the slab retained, or the concrete and footings taken out as well. Thickness, reinforcement, equipment access, buried services and adjoining concrete can affect the method and price. The quote should identify what is included rather than assuming concrete removal is part of every garage job.
Can I reuse the existing slab for a new garage?
That needs a separate decision with your builder or an appropriately qualified professional. A slab left in place is not automatically suitable for a replacement garage, and a photograph cannot establish its condition or design capacity. Tell Jamie what you intend to retain, then confirm the new building requirements before deciding the removal scope.
How much does garage asbestos removal cost?
Pricing depends on the amount and condition of identified asbestos, roof height, access, the garage size and the agreed waste arrangements. Frame demolition and concrete removal are additional scope items to specify, not a single fixed package. Share the suburb, approximate dimensions, reports and safe ground-level photos for a more useful quoting conversation.
Do I need approvals or clearance paperwork?
Requirements depend on the property and work proposed. Discuss planning approvals with your council, builder or certifier and ask Jamie which arrangements are relevant to the quoted work. Independent clearance arrangements should be confirmed where required or requested. Do not assume that all approvals, inspections or paperwork are automatically included without agreeing the scope.
What if friable asbestos or unexpected materials are found?
AJ's service covers non-friable asbestos. If friable material is identified, Jamie can explain the limits of the service and refer you to an appropriately licensed specialist. Unexpected materials may change the scope and planned sequence. Do not disturb suspect sheeting, climb onto the roof or break material to obtain a sample yourself; ask about appropriate assessment arrangements.
