Office, shop and commercial strip-outs
A good strip-out starts with a clear scope. Send through your plans, photos or removal list, along with anything that needs to remain for the new fit-out.
Our commercial strip-out services include:
- Internal partition wall removal.
- Demolition and removal of upstairs offices, including walls and ceilings.
- Mezzanine removal, including flooring, joists, beams and posts, subject to appropriate assessment.
- Jackhammering and removal of floor tiles and screed.
- Machinery, labour, loading, waste removal, disposal and site cleanup for the agreed work.
We’ll discuss the finish your builder or shopfitter needs and set out the inclusions and exclusions in the quote. Other commercial demolition work can be discussed and assessed individually.
Structural removal needs a plan
Removing a mezzanine, steel beam or post needs more than a demolition list. Structural removal requires appropriate assessment and any necessary engineering or approvals before work starts. We’ll discuss what information and arrangements are needed for your job before confirming the removal scope.
Electrical, plumbing and other affected services must be disconnected, isolated or otherwise made safe as appropriate by licensed trades before demolition. Responsibilities for those arrangements need to be agreed upfront, along with access, retained areas and any building-manager requirements.
Recent commercial strip-out
This project involved removing internal partitions and upstairs offices, including their walls and ceilings. The mezzanine removal included chipboard flooring, metal C-channel joists, three steel I-beams and two steel posts.
We also jackhammered and removed floor tiles and screed. The job included machinery, labour, loading, waste removal, disposal and site cleanup.
The photos show the strip-out in progress and the cleared interior afterwards, giving builders, shopfitters and property owners a look at the kind of work AJ takes on before refurbishment.
Access, waste and cleanup sorted in the scope
Commercial premises can have tight loading areas, stairs, shared entrances and neighbours to consider. Let us know about site access, loading restrictions, working-hour requirements and whether adjoining areas will stay occupied.
We’ll work through the practical details with you, including the machinery needed, how material will be loaded out and the agreed condition of the site at handover. Waste removal, disposal and cleanup are included where set out in your quote.
Asbestos removal is assessed separately
Asbestos removal is a separately assessed service. If you have an asbestos register, survey or test results for the premises, send them through when you enquire.
AJ undertakes licensed non-friable asbestos removal. Any asbestos work needs its own assessment and clearly agreed scope; it is not automatically included in a general strip-out quote. Suspected materials may need assessment or testing before demolition proceeds. Friable asbestos requires an appropriately licensed specialist.
