The published guide indicates approximately $2,500–$5,500 + GST for a typical residential asbestos bathroom removal. Upstairs rooms, compressed flooring, tiles and difficult access can increase the cost.
What changes a quote?
Quantity, height, narrow access, strongly bonded tiles, multiple flooring layers, site protection, waste volumes and independent clearance arrangements can all change the scope.

Where the scope is clear, AJ provides a quoted price. Removal, disposal, additional demolition and independent hygienist services should be identified as included or excluded. Unforeseen material is discussed before additional work proceeds.

Why similar-sized jobs can cost differently
Height and access
Eaves and external sheeting may need a different access setup from a ground-floor room. Reaching the work safely, protecting what stays and moving waste through the property all affect the scope. The photograph illustrates an access factor, not a fixed-price job.
Flooring and what is underneath
Floor coverings, bonded finishes and underlying sheets can involve different materials and layers. The complete flooring system and its condition need assessment before the scope is priced. AJ's Class B licence does not cover friable material; specialist work may be needed.

Can you quote from photos?
Photos and measurements can help establish the likely scope. Larger or complicated projects may need a site inspection before a final quote.
Do you use a single square-metre rate?
The complete job matters. Access, installation and the work needed to expose the material can vary substantially even when the measured area is the same.
What work does AJ's asbestos licence cover?
AJ holds non-friable asbestos removal licence AD214621. If the job involves friable material, Jamie can point you towards an appropriately licensed specialist.
Can you also complete a strip-out or demolition?
Yes. AJ also holds demolition licence AD204230, so asbestos removal and demolition can be discussed as one coordinated scope.
Can you arrange independent clearance?
For licensed asbestos removal, an independent clearance inspection and certificate are required before the area is reoccupied. For non-friable work, the certificate can be issued by an appropriately qualified independent competent person or asbestos assessor, not AJ's removal crew.
