Asbestos removal costs can vary considerably depending on the type and amount of asbestos, access to the work area, how the material has been installed and the disposal requirements.
Smaller, straightforward jobs may cost less, while bathrooms, flooring, roofing, external sheeting and larger removal projects can involve more labour, preparation and disposal.
What Affects the Cost of Asbestos Removal?
A straightforward ground-floor asbestos bathroom with easy access is very different from asbestos sheeting located upstairs, underneath tiles or in difficult-to-access areas.

Amount of asbestos
Larger areas require more labour, materials, handling and disposal.
Location and access
Upstairs bathrooms, narrow side access, occupied homes and difficult work areas can increase the time required.
How the asbestos has been installed
Sheets that can be removed relatively intact are generally more straightforward than asbestos underneath tiles, multiple layers of flooring or materials that have been heavily fixed or glued.
Waste and disposal
Asbestos waste must be handled, transported and disposed of correctly at an approved facility.
Clearance requirements
Depending on the job, an independent hygienist may be required or requested to inspect the completed work and issue a clearance certificate.
Hidden or additional material

Bathroom Asbestos Removal Costs
Bathrooms are one of the most common places we find asbestos in older Sydney homes.
Asbestos can be present in wall sheeting, ceilings, compressed flooring and other materials behind existing finishes.
Bathroom asbestos removal costs vary depending on the size of the bathroom, whether it is upstairs or downstairs, access, the materials being removed and whether a full strip-out is required.

Older fibro homes throughout Sydney often contain asbestos cement sheeting in eaves, external walls, gables and other areas.
Pricing depends on the total area, height, access and how the sheets have been installed. Smaller straightforward jobs will generally cost less, while larger whole-house removal projects are quoted individually.
Asbestos Flooring and Vinyl Removal
Asbestos can be found in older vinyl floor tiles, backing materials, compressed asbestos sheeting and flooring underneath tiles.
Flooring removal can become more involved when tiles or other materials are strongly bonded to the asbestos-containing material.
Rather than quoting flooring purely by square metre, we look at the complete floor system and work out the safest and most practical removal method.

The cost depends on the size of the structure, whether the walls and roof contain asbestos, access for removal and waste handling, and whether the entire structure needs to be demolished.

Do I need an asbestos clearance certificate?
It depends on the type and size of the job and the circumstances of the property. Clearance inspections are carried out by an appropriately independent competent person or licensed asbestos assessor where required. We can arrange an independent hygienist when required or when a client would like additional reassurance.
Can you remove asbestos before my bathroom renovation?
Yes. Bathroom and laundry asbestos removal is a large part of our residential work. We can remove the asbestos-containing materials and, where required, complete the remaining strip-out ready for your builder or bathroom renovator.
Why do asbestos removal quotes vary so much?
Two jobs with the same square metres can require very different amounts of work. Access, height, material condition, tiles, multiple layers, disposal, site setup and how easily the asbestos can be removed all influence the price.
Do you remove friable asbestos?
AJ specialises in non-friable asbestos removal. If testing or inspection identifies friable asbestos requiring a Class A asbestos removalist, we’ll tell you and can point you towards the appropriate specialist.
